Zach Bryan Reportedly Dropped $18 Million On 40-Acre Estate Near Nashville

Zach Bryan bought himself a sprawling Nashville-area home earlier this year, and the news of the purchase flew under the radar.

The Grammy-winning artist has made a lot of real estate moves in 2026. It was back in March when Bryan bought a West Village townhouse for $13 million, which then sparked rumors that he was opening up his own dive bar because of the commercial space on the ground level.

That turned out to purely speculative… Whiskey Riff confirmed that it was actually his management team’s New York office. Whiskey Riff reached out for confirmation on this news as well and have yet to hear back, however I was able to confirm the property… a NICE spread, but we’ll keep it private here.

And around the same time (believed to be in February, actually), the “Something in the Orange” singer secured a 40-acre property in Leiper’s Fork, Tennessee. If you aren’t familiar with that area, it’s about 40 miles or so south of Nashville, and 10 miles south of Franklin.

Both Franklin and Leiper’s Fork are popular areas for country music stars to buy homes. The likes of Carrie Underwood, Tim McGraw and Faith Hill, Luke Bryan and Brad Paisley have all called the area home at one point or another (some still live in the area). Both areas offer up plenty of land and a relatively short commute to Nashville… if you’ve got the money.

Clearly Zach Bryan isn’t hurting in that department, as TMZ reports that his Leiper’s Fork estate cost around $18.25 million to purchase.

The four bed, five bath home provides great views of the countryside while also staying in close proximity to Nashville

Sources told TMZ that the property has plenty to offer:

“The property also features two stocked ponds, a saltwater infinity pool, an outdoor kitchen, formal gardens, walking trails and plenty of privacy. But the real showstopper may be the 5,300-square-foot entertainment barn… a massive space with a grand bar, video wall, two stone fireplaces, a game room, gym, catering kitchen, two bedroom suites and a two-car garage.”

There’s also a professional recording studio in that barn, so Bryan could theoretically get all of his work done at home… minus touring of course.

All in all, it sounds like a dream home for a country star. You’re close enough to Nashville to where its not a big deal to run into town, but you’re also far enough away from the hustle and bustle of the city.

That being said, Zach has never considered himself a country star, and certainly doesn’t strike me as someone who enjoys Nashville so it remains to be seen if this is indeed will be his home.

Some are speculating that he may have purchased his Nashville-area estate due to the state not having income tax. If that’s true, he’ll likely be spending at least half of the year (more than 183 days) in his Leiper’s Fork home.

He’s also married now so having a nice, state income tax-free home in Tennessee, a pretty good place to raise a family, ain’t a bad move.
