Rumors are currently swirling that Zach Bryan is poised to open up his own bar in New York City (specifically in the West Village area). What is driving those rumors? Well, a couple of things actually. The biggest being that the Grammy-winning artist allegedly bought a West Village townhouse for $13 million… and that’s just after he reportedly bought Jack Kerouac’s Original “On The Road” scroll for $12.1 million.
The New York Post reported that an LLC linked to Bryan has officially purchased a 179-year-old home (built in 1847) in New York City. It’s a 22-foot-wide, seven story, red brick townhouse that boasts 6,543 square feet of living space. The home has four bedrooms, three bathrooms, and two “powder rooms,” and also features a rooftop deck with views of the city.
It’s gone through major renovations to bring it up to date while also preserving the aesthetics of the home that’s sat in the West Village for nearly 200 years. And it’s now owned by none other than Zach Bryan. Considering his wife, Samantha Leonard, went to NYU… the purchase makes sense. The couple may have been looking for a spot of their own in the “Big Apple.”
But the most interesting part of the purchase is that the townhome also includes commercial space on the ground floor. That very space used to be home to a former Michelin-star earning restaurant called Piora, and more recently, a bar and restaurant called the Leroy House. Both have closed, but the bones of the commercial space remain… and have apparently been decorated with Zach Bryan paraphernalia in recent weeks, as well as some Vance Joy awards.
That’s according to an outlet called “ReadFeedMe.” They shared this to post to social media just yesterday, which featured photos that were sent in by one of their readers:
“A reader sent me some photos of a bar at 430 Hudson Street with several framed photos of Zach Bryan on the wall. They asked: ‘Is Zach Bryan opening a bar at 430 Hudson Street?’
The former Leroy House location, which closed in 2024, is now covered with Zach Bryan paraphernalia, including Billboard articles, tour posters, and platinum albums. The two non-ZB-related items were a Vance Joy tour poster and a Spotify plaque for 1 billion streams for Vance Joy’s song ‘Riptide.'”
Considering that memorabilia would seem to confirm that Bryan and/or his team bought the property that includes the former location of the Leroy House, it’s certainly possible that he’s planning to open up his own dive bar. All of that somewhat lines up.
But here’s what doesn’t line up… if Zach ever did open up a dive bar, there’s no way in hell he’d put his musical awards and Spotify plaques, something he doesn’t seem to care about at all, all over the walls. There’s just no way I could see that happening. Your average Nashville artist-owned bar? Absolutely… that’s par for the course. But that’s the complete opposite of everything Zach has ever said about the music industry. He seemingly hates that’s stuff. Plus, the property is attached to a nice house that he, or someone from his team, will presumably live in… would you really want to live above your own bar? I don’t think so… for privacy reasons, and for security reasons… it just doesn’t make any sense.
UPDATE
But what does make sense is a management office… and that’s exactly what it is. Zach team’s has confirmed to Whiskey Riff that the location will not be a bar, and in fact, it will simply be his management team’s New York office. Which would explain the decor… and Vance Joy.
Sorry to burst your bubble, but c’mon… a Zach Bryan bar with a Billboard magazine article on the wall? That’s just laughable.
